Apartment Listing Process

Hey there! Here's what you can expect when you list your apartment with me:
- Brokerage Fee: I will ask for a brokerage fee equal to one month’s rent, paid when a lease is signed. Note that as of 8/1/2025, all brokerage fees are paid by the party that hires me as their agent per MA state law. If I don't place a tenant, no fee is due.
- Apartment Tour: I'll tour the apartment and make pricing recommendations. We'll discuss terms and the rental offering.
- Photos and Videos: I'll take pictures of the interior and exterior, and I'll also create a video and a floor plan.
- Keys and Access: I'll need keys for access, any showing instructions, and contact info for the current tenants.
- Listing Agreement: Prior to listing, I'll send you a listing agreement via Docusign.
- Premium Listings: Your apartment will be posted as a premium listing on Zillow, featured on my website (stephenmccarthysouthboston.com), and highlighted in my monthly newsletter.
- Inquiries: Any inquiries will receive the apartment offering, including all features and restrictions, along with the walkthrough video.
- Showings Coordination: All showings are coordinated by me, Stephen McCarthy. Showings are by appointment, and tenants are given notice.
- Applications: Applications, including credit reports, are collected via Zillow. Application fees are paid by the tenant.
- Application Review: I'll review all applications and share them with the Lessor. The Lessor must approve any application.
- Lease Documents: Once an application is approved, I'll write the lease documents using Greater Boston Real Estate Forms. Lease documents are subject to approval by the Lessor and will be circulated via Docusign for all parties to sign.
- Rent Payments: Rent payments are made directly to the Lessor as per their instructions.
